The Summit is a exclusive lake community nestled in the mountains of North Western Virginia. It is the envy of Frederick county and is centered around a 2.5 mile man made lake. The Summit is currently undergoing a surge of expansion activity led by a new developer who aqcuired the land which was defaulted by the original developer for a song. That is, it was acquired for a song. The original developer lost his shirt.

The Summit boasts many ammenities. We have the largest and most expensive gatehouse in Virginia under construction. It will keep out more riffraff than our older smaller gatehouse, and will impress wealthy home buyers. We believe a good gatehouse is a reflection on the character of the development and we want to reflect the best.

 

 

Our clubhouse has been under construction for 30 years. Numerous direction changes by various boards and committees have ensured the longevity of the project. Most recently a new roof and siding were added. Current plans are to tear it down and start over.

The Summit has a big marina to park your boat while vandals paint graffiti on it. Because the Summit is a private community, county police do not patrol the area even though Summit residents pay county taxes. The Summit employs off duty police officers to drive around and catch vandals. Somebody's in for a big bill for custom sign replacement.

New housing is everwhere! So are trucks and construction equipment! busy busy busy!

Sometimes contractors get so busy they forget and drive their bulldozers on the pavement. Sometimes they forget after being told by the GM several times. Oh well, that brand new pavement would have to be replaced eventually anyway. Summit residents can afford to pay twice the normal county taxes plus a special road assessment.

 

 

The Summit offers housing for all tastes. We encourage diversity in housing. It takes all kinds to make the world go round.

The Summit dam is a favorite topic of the Department of Damn Safety and the local newspaper, the Winchester Spar. Both eagerly await the ten thousand year flood to see if it holds. Meanwhile they use it to further their political agenda.

For the outdoors types, the Summit has miles of pristine hiking trails in its undeveloped areas. These are enjoyed by health enthusiasts and illegal dumpers alike. You never know what you will find in the Summit woods. Maybe a part for your barbecue or a beach umbrella!




The Summit woods abound with wildlife. Lucky hikers may spot a live deer sprinting across the road.

Unlucky hikers may spot a dead one.

 

 

 

And speaking of death, historians will love our own cemetary which dates back to the 1800s.

Oops, we forgot to mention. The new developer now owns all of the woods and doesn't want anyone in there. But feel free to use any of the other ammenities. Be sure to attend the POA board and committee meetings to be up to date on the latest community information. We hope your stay at the Summit will be a pleasant one.
